Manager’s Report December 2016

- Replaced circulating pump at small pool
- Irrigation run through on zones to check for breaks, missing heads/nozzles, etc.
- Irrigation repairs:
- replumbed wet end nipple on Pump # 11
- repaired control line issues on Pump # 7 & Pump #4
- repaired break at the entrance to Beach View Way
- repaired break in the main line on Pump #7 behind Sea Coral Way
- South entrance entry keypad/box pedestal was damaged. A new pedestal was installed.
- Temporary power has been restored to Pump #4. Please use caution as there is a temporary line running across the north pedway.
- Both pools were inspected by the Health Department and passed
- I‘ve been meeting with contractors getting estimates on repairing the small pool and north pedway fences.
- I’m still working with the engineer and contractors on getting the riverside shoreline & pier repaired.
- Property palm tree trimming has started. The majority of the trees have been trimmed except for a for a few streets, which will completed in the next week or two.
- Mowing, edging and weed whacking is on a bi-weekly schedule until next summer.
- Security camera lenses cleaned.
- 8 oak trees trimmed.
- Pier entrance deck was repaired. Several deck boards were replaced. The pier is partially open.
- Large pool covers were taken of storage & put on pool the weekend of 11/19, 1120.
- Back flow water valves at the large pool/clubhouse & small pool were inspected for the City of Melbourne and passed.
- 2 pallets of SOD were put down behind the river units on the north side.
- Property turf was treated with fertilizer, herbicide and insecticide.
- Replaced 2 parking stop blocks.
- Replaced one tennis court net.
- Christmas lights & decorations put up
- Mulching of property to begin this month.
- Large and small pool filters backwashed.
