Managerís Report November 2016

 

- Property was prepped for Hurricane Matthew

- Property drains cleaned and cleared of debris

- Boatyard fence was replaced

- Hurricane Matthew clean up of debris, propped several fences back up,††††††††††††† amenities reopened, staked trees and bushes, cut out dead, broken branches

- Cut down Washingtonian Palm at main entrance due to it leaning over homes on Beach View Way

- Replaced electric outlet at small pool vac pac with outdoor GFI

- Replaced 2 light pole fixtures: Beach View Way & River Villa Way

- Replaced bad bulb in Sea Oats Circle garage light on northeast corner

- Weight room AC unit capacitor went bad was replaced

- Replaced American flag on pole

- Electronic entry board at the beach side gate was replaced, which was covered under warranty

- Irrigation breaks repaired: main line on pump #5, south side of boatyard, beachside parking lot near pump #1, main entrance at the exit gate and a main line next to small pool

- Purchased and installed new gas heater at the large pool.Electric heater is ON

- Small pool was reopened after the hurricane but closed on 10/26 due to a circulating pump that is going bad.Pump is off until replaced.

- Power problem at pump #4 on north pedway: we lost a leg of power and Iím currently working with FPL on getting it restored.The irrigation pump and common area light will be off until repair is complete.

- Run through on irrigation systems to diagnose any problems.

- I met with St Johnís River Water Management representative and an engineer about getting the riverside restored, rip rap and concrete sea walls repairs/rebuilt and repairing the pier.We have been approved by the state for emergency authorization for the repairs.

 

Hurricane Matthew damage

 

- 2 sections of the small pool fence were damaged and will need to be replaced

- Main entrance gate was damaged and will remain open until repaired

- Section of north pedway fence was damaged and a light pole was knocked over, both by a fallen tree from the neighboring property.

- Pier damage: deck at the end is leaning, mooring platform and a small section of deck boards at the entrance were ripped out.Pier is closed until itís repaired

- Riverside shoreline: Roughly 230í-250í of sea wall cap on the north end wall filled and he rip rap wall rebuilt.Iím currently working on getting estimates from contractors to repair the Riverside shoreline and pier.
